Ivan Kalinin is the principal sales agent for Key Toronto Real Estate. While Ivan has been a star realtor for most of the last decade, selling on average $15M a year, Key Toronto Real Estate is his newest venture. To date, the tradition is continuing, with 10 deals for 10 happy clients in the last 10 weeks of operation.

An immigrant himself, Ivan loves working and living in the downtown communities that see other recent immigrants or their kids take their first steps on the GTA real estate ladder. KTRE works primarily in the TREB areas of C08 and E01 – what we call Toronto’s Lower East Side – the great neighbourhoods of St. Lawrence Market, The Distillery, Corktown, Regent Park, Cabbagetown, Riverside and Riverdale.

KTRE prides itself on providing aggressive but honest advice to those in or wishing to enter the market, either for their own families or as an investment. Their maxim of ‘Live with your heart, but buy with your head’ is how they provide maximum value to their clients. Ivan is proud to serve his community as a Member of the Board on The Parkdale Food Bank and also volunteers at Karma Kitchen, a community outreach centre that prepares and distributes meals for residents in need.

It’s important to know up front what is a must-have and what is a nice-to-have.

Talk neighbourhoods

There are lots of great neighbourhoods in the Lower East Side and lots of great pockets in developing neighbourhoods. Identifying your must-haves will narrow the search parameters and save you a lot of time.

Talk budgets

Realistically, what can we afford? That will also help us focus our search better. 

Review listings

The description and photos in listings tell a great story between the lines – if you know how to read them. I’ll show you the code.

See a lot of them

There’s no substitute for getting out and pounding the pavement once you have a good list of prospects. We’ll keep going until we have the right prospect.

Go hard when we want something right.

Negotiating properly when you want something is key to avoiding the games a listing agent might try to play with you. We’ll cut through the games and try to land the price you want to pay.
