SOLD – BEAUTIFUL TRINITY BELLWOODS CONDO
GORGEOUS TRINITY BELLWOODS CONDO SOLD TO A HAPPY YOUNG COUPLE!
What a fantastic start of the year for my clients Kat and Joe for buying this stunning Trinity Bellwoods condo! Given the market conditions and record low inventory of listings, we have been scouring the market for over 4 months. There was absolutely nothing available that would suit my clients’ search criteria for a home.
Months went by and January rolled in with even tighter inventory than ever before. I was not expecting anything of interest to come out until at least March, when my clients called me about this Trinity Bellwoods condo. They were extremely interested and we booked a showing to check out the place.
Kat and Joe have decided to put an offer, but as is the case with 99% or more listings on the market right now, the asking price was just a placeholder and was deliberately lowered in order to attract multiple bids. We did some homework and arrived at the unit’s market value, in order to understand what would be a fair offer on the place and to ensure that my clients don’t overpay for it.
We worked hard for a couple of days in order to prepare for the offer date and make our offer was as attractive as possible. This included conducting due diligence, in order to ensure that my clients didn’t expose themselves to financial risk, as well as a couple of other strategies to make sure that we are submitting a winner offer. Losing was not an option, as I woudn’t know when another property like this could hit the market again.
During the offer date we faced 8 other offers. Since we came prepared and made everything possible to make our offer stand out from the rest, we ended up winning the bid and making my clients new, first-time homeowners!
I cannot stress this enough – putting in an offer in a market like this is not enough. You have to ensure that you are submitting a winner. And in order to submit a winner, there are a few steps that you must take, in order to protect yourself from an unfavorable situation, as well as make your order stand out from the rest. This takes time and some extra steps, but this would ensure that you will secure the property.
Price is definitely a very important factor, but there are a few other things that you need to take care of before submitting an offer. If you want to find out my strategy of submitting an offer in this market AND MAKING SURE IT GETS ACCEPTED – contact me today and let’s chat about the steps you can take today, to ensure that you enter the market and benefit from being a homeowner!
